The Investors Agency handles the entire process. Our networks and partnerships help us to secure high-performing assets for our clients, successfully building and expanding our client portfolios. We are an independent agency, meaning we work primarily for you and do not collect financially for the buying process.

OUR 9 STEP PROCESS

We manage every step of the process for you.

1. PROFILE REVIEW

We profile every client to understand three key factors for the purchasing process. First, your finance is the tool that we’ll be using and we need to understand how the banks view this. Secondly we run a palatability test which exposes what types of assets you consider “safe” and low risk. Finally, understanding points 1 and 2, we’re able to suggest on of our 60+ suburbs that will work for your goals, making sure that you are happy with the quality and returns of the asset, and that the banks need requirements for safe re-servicing for the next purchase are met.

One the same day, once we’ve defined the requirements, you’ll be sent you web-portal login and iOS or Android app download link.

2. SEARCH PROCESS

Now that we know what our objectives are:

  1. We capitalise on the relationships that we have in the markets that we want to target and begin conversations with selling agents in those areas for any off-market opportunities that may fit your brief.
  2. We also add your property requirements into our smart-tech which helps us find any matching property listings that go online, within seconds of them being uploaded.

3. MARKET SELECTION

We understand that buying property in unfamiliar parts of Australia can be a daunting thought. Which is why we like to educate our clients on why we are suggesting to do so. Once we have located a property that we running our due-diligence on, we’ll send you the presentation for the particular pre-vetted market that it’s located in, exposing population projections, infrastructure projects, economic development, vacancy rates, sensitive market trends and a number of other factors, qualifying the expected market performance.

Within seconds of us assigning it to you in our CRM, you’ll be notified by your smartphone app where you’ll be able to vied the details and watch the presentation video.

4. PROPERTY SELECTION

Soon after the market has been presented to you and once we are comfortable the pre-qualifying condition and returns of the chosen property, you’ll receive another notification for you to click-through and view the property details and watch the property presentation. In this section we run through information like:

  • Our suggested purchase price limit,
  • Whether it is on-market or off-market
  • Comparative recent sales to qualify price
  • Easements and flood maps
  • Purchase costs, Holding costs and Expected Returns
  • …and much more!

After reviewing the details, we’ll jump on the phone to discuss the opportunity with you further. At this stage you can pass on the property and we’ll continue the search or proceed ot the next stage. 

5. PROPERTY WALK THROUGH

It’s not uncommon for us to arrange the walk-through inspection of the property prior to you giving approval on the opportunity. For us to present a property, we generally deem the opportunity as a good one. For this reason we want to get ahead of the game and access it before the competition. This will have no impact on you if you decide to pass on the option.

Our inspectors are not part of the selling agents team. We use our independent inspectors to walk-through the property and create narrated videos pointing out any positives and negatives about the property. These videos are instantly uploaded to our system and automatically to your app, notifying you as soon as they are ready to view. During this time we are also confirming the rental return for the property from a formal rent appraisal which is used to secure finance, later in the process at step 7.

6. CONTRACT EXCHANGE & DUE DILIGENCE

In the instance that you would like us to proceed to make an offer on the property, we’ll discuss the method that we feel best fits the circumstances, ensuring we can negotiate to our best ability. Our independent inspection will flag any concerns that may arise which will help us place relevant clauses on the contract offer to keep you safe and to get the best outcome.

CONGRATULATIONS!

Assuming the offer is accepted and the contract is exchanged, we’ll manage the solicitors introduction to associates and legal exchange, finance validation and provide supporting documents around rental income and overlook the process, ensuring finance is secure and legal contracts are sound.

At the same time, we’ll book in the building and pest inspection on the property to fit within the contract timeframes. 

7. BUILDING & PEST + PROPERTY MANAGEMENT

Once we get your building and pest report back, we’ll go through all the details, call the inspector and clarify any areas where needed, document our notes and upload them to your app with the report. We will once again jump on the phone and go through the details, flagging any concerns and advise the next move. This will be done with time available for further negotiations if necessary, before we go unconditional. 

At this time, we’ll also introduce you to your advised property manager. We are not financially incentivised by our suggested manager, we suggest them because they are the best in the area from what they do and will achieve the highest returns possible while managing the tenants in your property with respect. The property managers will reach out to you and discuss their fees, process and management structure and onboard you as their client, if you so wish.

8. UNCONDITIONAL & PRE SETTLEMENT

By the time we get to the unconditional dates on the contract, we’ve been able to secure finance on the property with the values that the brokers and banks have booked in, and the building and pest inspection negotiations have been successful. From here, we are getting ready for settlement to occur. 

In most instances, the assets that we buy for a client (pending the strategy) hold depreciating assets, this can be the dwelling itself or and inclusion like and air-conditioning unit, carpets, ceiling fans or any upgrades that have been made to the property. These assets are tax deductible and can be claimed back at tax time, generating thousands of dollars back in your pocket each tax time, assisting further in the folding costs of the property. We will introduce you to our preferred partners who have agreed to provide a discount to any clients that we send their way. Once again, we are not financially benefitting from the partnership and the service costs only several hundred dollars.

1 to 3 days before the property settles, we’ll arrange the pre-settlement inspection, once again with out independent inspectors. This is to ensure that the property that you are about to take ownership of, is in the same condition than when we initially inspected it in, and that any improvements that may have been negotiated on have been made.

9. SETTLEMENT & MARKET UPDATES

CONGRATULATIONS for the second time! That’s a wrap. 

Once we have settled on the property, you’ll be setup with management, property insurance, booked your depreciation inspection, finding your tenants (if they haven’t yet been), and on your way to strong returns.

From here, we’re still in contact, usually once a quarter, where we update the markets performance which will give  you an idea of how much equity you property has produced, so that we can suggest the best to to repurpose that into the deposit of your next investment property, and start the process once again.
